5 systems. 1 Dashboard.
And a landlord who no longer needs to send someone out every time something looks wrong.
A small developer took a disused building near Cardiff Bay and transformed it into a five-flat short-term let property sleeping up to 30 guests.
The basement became an entertainment area, complete with a hot tub.
On paper, it was a great investment.
In practice, a logistical challenge - twin boilers, hot tub, mood lighting, TRVs, extractor fans across multiple flats - and all of it needing to run reliably without a full-time maintenance team on site.
That's where Atamate came in.
Our atBOS platform brought every one of those systems onto a single dashboard. Heating, hot water, ventilation, lighting - controlled, monitored, and automated from one place.
What that means in practice:
→Heating activates only when guests are actually in the room. PIR occupancy sensors and temperature sensors ensure the TRVs respond to real presence, not a booking schedule. Empty rooms don't heat themselves.
→Lights switch off automatically when a room is unoccupied. No guest needs to remember. No energy is wasted.
→ Ventilation runs on air quality, not guesswork. CO2, humidity, and VOC sensors trigger the system automatically - keeping air fresh, protecting against mould, and making sure the air guests breathe is actually clean.
→ The hot tub is fully automated. Filling, heating, jet pump control, emptying. atBOS handles the whole cycle. No manual intervention required between guest stays.
→ Access is keyless. NFC and keypad entry on every flat and the main entrance. PIN codes are issued per guest stay and managed remotely from the office. No physical keys to lose, copy, or chase.
→Each flat's energy circuits are individually metered. The landlord can track energy consumption at a granular level - and that data can feed directly into utility billing.
And when something isn't behaving correctly, management gets an automated alert before it becomes a callout.
The result? Both capital expenditure and operational expenditure came down.
Property owners who think about technology from day one - not as a bolt-on - are the ones who see running costs and build costs both reduce. This project shows exactly how that works in practice.
